Farmington Hills Michigan is located in central southern Oakland County, about 23 mile northwest of Detroit. It is home to over 79,000 residents and is the second largest city in the county. Farmington Hills is a beautiful city with many landscaped public area’s and parks. The city covers 33.31 square miles with no major lakes or bodies of water. Many people often consider Farmington and Farmington Hills to be the same thing. While merging the two was considered in the past, Farmington Hills remains a separate municipality from the City of Farmington. Farmington Hills is bordered by West Bloomfield on the North, the City of Farmington on the south,  Novi on the West and Southfield on the East. Farmington Hills Schools

Most Farmington Hills students attend the Farmington Public School District. Parts of West Bloomfield, Clarenceville, and Walled Lake School Districts also have boundaries with-in Farmington Hills. There are many nearby college options as well! The local community college has a campus location off of Orchard Lake Road. Wayne State also has an educational center in Farmington Hills.

Farmington Hills Parks & Rec

There is a ton to do in Farmington Hills for the outdoor lover! With 9 parks all hosting assorted events, family’s and individuals alike can all find some recreation. The most popular park of the city, Heritage Park, is 211 acres with 4.5 miles of trails. Perfect for hiking, nature, and in the winter cross country skiing. Many Farmington Hills city events are held at Heritage Park, and residents can also use the picture area complete with play structures and grills on a first come first serve basis. Also in Farmington Hills, The Costick Center, provides many programs and events for the community including a residents swimming pool, gymnasium, and rent-able banquet facilities.

 Farmington Hills Municipal Information

Farmington Hills offices are located on the southwest corner of Orchard Lake & 11 Mile Roads. They have their own Police Department which has won many awards in the State of Michigan. The department employees 104 sworn officers, 46 civilians, and 14 volunteers. Farmington Hills also has its own fire department consisting of five stations, one of which is fully operational 24 hours a day 7 days a week.

Property taxes in Farmington Hills range from 37-45 mils for principal residence properties depending on the school district. This mean for every $1000 in taxable value you would pay $37-$45 in property tax. For more information on how property taxes work in Michigan visit HERE

Farmington Hills Shopping & Entertainment

Farmington Hills shopping and entertainment district is really spread out through-out the city, versus having a general downtown area, however all along Orchard Lake you can find what you need! From a fine dining experience at Leli’s on the Green to the classic sliders at Greenes. Farmington Hills is also home to several Golf Courses and country clubs for the sports enthusiast, and is only a short distance away from Downtown Farmington with boutique & specialty shops and a plethora of dining and entertainment options.

Think the highest offer on a home always wins? Think again. Here are four reasons why a seller may not choose the highest offer:⁣
⁣
1. A buyer brings an all-cash offer: A buyer paying cash means there won’t be any financing pitfalls — and sellers LOVE avoiding pitfalls.⁣
2. A buyer can close ASAP: If a seller is antsy to get moving, an offer from a buyer who can close quickly will zoom to the top of the stack.⁣
3. A buyer shares their story. Sometimes buyers want sellers to know exactly why their house is “the one.” And sometimes, that’s all it takes for a seller to agree — especially if a seller has lived in the home for decades and their move is a sentimental one.⁣
4. A buyer doesn’t ask for contingencies. A common contingency is that a buyer must sell his or her home before buying. Sellers love when an offer is free and clear of cumbersome contingencies totally out of their control.⁣

It’s a mistake I’ve seen too many times. ⁣
⁣
In an effort to get top dollar for their home, well-intentioned sellers take on major renovations without consulting a realtor first. Misinformed and assuming they’ll get every dollar back (and then some!), they go overboard on upgrades only to be disappointed at the closing table.⁣
⁣
And while there are upgrades worth doing prior to selling, they’re often quick fixes, not major renovations. ⁣
⁣
If you’re thinking about selling soon, reach out to a realtor who knows your neighborhood and can give you data on the upgrades that matter most to buyers in your area. ⁣
