1) Get a Buyers Agent
Hiring a realtor is free to you! The seller pays the Realtor’s commission as a part of listing their home. But just like the seller has an agent working for them, you need an agent working for you, and protecting your interests. All Realtors use the same MLS listing system and can show you any listed home, no matter who it’s listed through, and for sale by owners, too. A lot of times, through networking, they may even be able to match you with homes not yet on the market!
2) Get Pre-Approved
Before looking at homes you want to get your pre-approval for many reasons. Buyers are frequently misinformed on mortgage costs, and can typically afford more than they think. Additionally, some homes only qualify for certain loan types. It’s important to find out which loan programs work for you, and look at properties accordingly. Your agent can provide a list of lenders that they have had good experiences with. Just like choosing the right agent, you want to choose a good lender that is well versed in all types of loans. And when you’re buying a home in Michigan it’s usually best to use a Michigan based lender.
3) MLS Home Search
Once you have the price range and loan type options from your lender, I will plug that into the MLS along with the other criteria you discussed to find your perfect home. 4) Schedule Showings
The best way to learn more about what you want or need in a home is to see them in person. From the first visit I can learn a lot about your individual likes and dislikes, and tailor your home search accordingly. I’m available 7 days a week for showings, and am just a call or email away!
5) Make An Offer
Once you find the one, it’s time to negotiate. First, I will run the property history and comparable sales to make sure the price is right and/or determine what you should offer. I will make sure to include any contingencies you may need for inspections, etc. And get you the best deal possible!
